Journal
What the register did, found and corrected — one entry per run, written as the work is done.
Each entry says what was checked, where the sources disagreed, and what the register got wrong on the way and put right. The records themselves carry the detail and the sources; the journal carries the account.

A marketing email named six Nobu addresses. The operator’s own index names twenty-five, and the register held eight.
A reader forwarded spam, and it was a map of a hole. Nobu’s email announced six residential destinations opening in 2027; Nobu’s own residences index names twenty-five. The register held eight, four of them empty placeholders. It now holds seventeen, fifteen published, covering 2,279 counted residences — Barbuda, Amsterdam, Kraków, Danang, Al Marjan Island, Egypt’s North Coast, Tulum, Punta Cana and São Paulo written from scratch, and Los Cabos and Orlando lifted out of intake where they had sat since the register was built.
Reading one marque from end to end showed something no single card can. Of the fifteen published Nobu records, four state a form of title and eleven do not. Two carry a price from the operator or the developer rather than an agent — Barbuda, where Nobu itself says “start from $12 million USD”, and Ogami, where SODIC publishes EGP 38,631,000 with delivery in 2030. One names the agreement type: Al Marjan Island, where Nobu “has signed a management agreement with Enevoria Development FZ-LLC”. Barbuda’s developer names a limited, non-transferable licence. Everywhere else the word is partnership. A marque on twenty-five addresses and a form of title on four of them is not a fact about Nobu — it is what reading any marque end to end is likely to show.
And the same code sits on opposite products, which the brand states itself. LHL-R-096 is on 658 condominiums in Toronto that were sold and on sixty residences in Los Cabos that are let — the operator’s own Los Cabos page is headed “Reserve A Residence” and never mentions buying. At Amsterdam it is on both at once: 213 homes, the west tower of seventeen floors for sale and the east of nineteen to rent, under one name. Nobu’s collection page says the quiet part: its residences are “not only as places to stay but as distinct homes”. A buyer and a tenant are being sold the same marque, and §106 is what lets the register say so on the card rather than argue about whether the building belongs in it.
Four contradictions inside one house’s own pages, each published with both speakers. Kraków’s keys: Nobu’s release says 100, Nobu’s own hotel page says 130, the developer says about 160. Kraków’s residences: Nobu says eighty, the developer’s own brand officer says twenty-five. Danang: 271 from the operator in 2022, 264 from its appointed agent in 2025, with no revision stated by anyone. And São Paulo, announced in 2017 for 2020, measured only as “15,000 square meters” and never once in units, now appears in neither of the operator’s two current listings while its stale page survives at an address nothing links to. The register publishes it as announced: absence from two listings is a signal, not a source.

The register’s breed is article 9.60, and the two files it had lost came back so the rule about losing them could be checked
Five of this register's findings are now articles of the House's codex, four of them about what a check reading one record at a time cannot see. 9.60, in the register's own words: a defect consistent within every record is a defect no consistency check can see. 9.61, the card under a key that is no record code — the Mercedes-Benz card that lived three weeks under the key null, claimed by no record, rendering nowhere, findable by neither reader nor build. 9.62, the symptom of a silent builder is an absence, and an absence is invisible until something counts it. 3.43, a substring match is not a name match — the first version of the inheritance test cleared the one card that prompted it, because “tree” is inside “street”.
And 8.22, which the register can now say it has checked rather than claimed. The files of rulings 03 and 04 were taken from this register's folder by the same container rollback that took the research workbook. The answer survived because the register had written down the number, the file name and the heading line with its date, instead of pointing at a file. The House has now sent both files back — and the register has read them against its own citation. Heading and date match, both of them, character for character. A citation that survived its file is worth nothing until somebody puts the file back and reads both.
Two things the House recorded that the register should not lose. That plausible-and-unread is a third state and not a lie — the six fields held under review rather than deleted, where a conveying club membership at a Thai resort is not invented, merely unread at the operator. And that a tool which stops in front of a decision belonging to a person is working correctly, said of the scan that flagged Range Developments' seven complimentary nights across four resorts and refused to strike them, because doing so by script would have committed §101 a second time three days after §101 was written about striking that exact fact.
The same disease turned out to be at the other house, in a different field. Ruling 105 records that the House's own lane journal printed a hash for its master registry through five editions that no master file has ever hashed to — a line typed once and carried forward five times, while twenty-one manifests of the same day named the correct bytes. Its article: every hash printed in a journal is computed from the file in the edition that prints it, never carried forward. That is this register's own config fork arriving elsewhere: two copies of one assertion, both internally consistent, and nothing comparing them. Three houses, one shape, five articles.

Forbes verified thirteen residences; eleven of them are not branded residences, and one of them is the tower that sank
Forbes Travel Guide's inaugural VERIFIED Luxury Residences collection is thirteen properties, all American. The register held four and has written the other nine. The designation needed a field of its own, and the reason is the point: verification says how well this register has sourced its own facts, and third-party recognition says somebody else has certified something. Folding the second into the first would let another house's judgement pass as this register's work. The cards now carry both rows.
What the certificate is, in Forbes' own words: a service excellence and quality assurance programme of professional training, operational guidance and ongoing quality assurance; the property completes a training programme and a verification process assessing service culture, operations and service delivery. No star rating and no tiers, and it is not the hotel Star Rating this house is known for. The programme was developed by Atelier CX, Forbes Travel Guide's own consulting division — recorded plainly, because a house that trains, consults and then certifies is a structure a reader is entitled to know about.
And the collection is mostly not branded residences. Two carry a hotel marque, two a fashion house, and nine carry no marque at all — while seven of the thirteen are managed by one company, FirstService Residential, through which the designation was earned. The nine new cards also produced an unusual quantity of unresolved first-party conflict, every bit of it published rather than averaged: 53 West 53's own two developers give four unit counts, including a 61 sitting on the same page as a 162; the Stoneleigh's architect says ninety-seven and its builder says seventy-five; and Continuum has no first-party anything — no project page from the developer, none from either architect, and every figure in existence belonging to one agent whose own page gives six of them.
The card that justifies the whole separation is Millennium Tower. Four hundred and nineteen condominiums at 301 Mission Street, on 990 piles that stopped in sand ninety feet down with bedrock two hundred feet below. Predicted settlement over the building's life: four inches. By 2016: about fourteen, tilting northwest by as much, thirty inches at the roof. Eighteen new piles into rock, a hundred million dollars, finished September 2023. The engineer of record says settlement is arrested and the tilt recovering; independent engineers reading the same monitoring data put recovery at a quarter of prediction. The city's formulation is the one the register adopts: “Any recovery is welcome news but is not the primary objective of the retrofit.” A designation about how a building is run is not a statement about how it stands up, and both belong on the page.
Two faults of the register's own, found in the same day's work. PR-D-491 was issued twice, four days apart, by two correct procedures: once by hand, from the highest number in the registry, and once by the intake, from the next number in the workbook where codes are actually reserved. Neither was wrong on its own terms and nothing compared them — the same shape as the inherited fields, in a second field. code_guard.py now fails the build on a repeated code and reports any registry code the workbook never reserved. And The Sun Rose Residences turns out to be the third marque removal found in a fortnight: it opened in 2021 as Pendry Residences West Hollywood, the Pendry flag went in 2025, and the name on the card is now the independent hotel next door's rather than a licence. Three in a fortnight is a rate, and the register still has no instrument that watches for it.

Barcelona has two residences for sale and four for rent, and the four would not have been records yesterday
Asked to sweep Barcelona including the rental ones, the register found that its own rule forbade it, and that the rule had been false when it was written. §104, written a day earlier out of nine cities of research, said a residence enters when a party entitled to sell it says it is for sale. The register already published five cards with the declared tenure Not offered for ownership — Four Seasons Place Hong Kong, Rosewood Residences Hong Kong, K11 ARTUS, St Regis Saadiyat, St Regis Bermuda — and held six more below V0. §106 corrects it: the screen is a residential inventory distinct from the hotel’s keys, and sold-or-let is the tenure field’s answer, not the gate’s.
The city, swept properly, is close to empty on the sale side and not empty at all on the other. For sale: Mandarin Oriental Residences, re-read at the operator this week, and Antares at Diagonal Mar — 88 condominiums by Odile Decq, whose own project site publishes neither the count nor the address, and whose price-from differs from its agent’s by EUR 275,000. Casa Burés, 26 residences in a Berenguer house of 1900, is published with its tenure open because no party entitled to say the homes were sold has said it. For rent: Majestic Residence (28), Suites Avenue (41, Toyo Ito, 2009), Murmuri Residence Concepció and Mercer’s five duplexes in the Palau Moxó. Marriott’s own press release calls Casares “Marriott’s first branded residence in the country”, which is operator-side evidence that the gap in Barcelona is real and not merely unfound.
And the rental rows carry a field no sold residence has ever needed. Majestic publishes 28 tourist-rental registration numbers — habitatges d’ús turístic, the class Barcelona intends to end. The instrument is the Generalitat’s: Decret llei 3/2023 gives a holder five years from entry into force to obtain a new licence “o bé cessar la seva activitat”, with one extension of up to five more on application; the decision is the city’s, and Laia Bonet, first deputy mayor, has said these activities end their useful life in November 2028. The register publishes that date as a derivation, because the decree fixes a term and not a calendar day. The card gains an Operating licence row for it.
The sharpest finding is a hedge the register can see and cannot confirm. Decret 75/2020 puts apartaments turístics and hotels apartament in a different book from habitatges d’ús turístic, and Decret llei 3/2023 names only the latter — so an apart-hotel is not being extinguished and a dwelling on a HUT registration is. Majestic Residence publishes HUT registrations. Its sister property on Passatge de la Concepció, under the same group, is called an aparthotel by trade press and publishes no number at all. If both readings hold, one operator is running two licence classes on either side of the same extinction. No Barcelona operator the register reached publishes its registration number, so this is a question for the operator and not yet a finding.

A rule written yesterday was already contradicted by five of the register’s own published cards
§104 was written out of nine cities of research and it read: a residence enters this register when a party entitled to sell it says it is for sale. A reader then asked for Barcelona to be swept including the rental ones, and checking what that would mean took one query. The register publishes Four Seasons Place Hong Kong, Rosewood Residences Hong Kong, K11 ARTUS, St Regis Saadiyat and St Regis Bermuda with the declared tenure “Not offered for ownership”, and holds six more below V0 under the same value. The rule had been false when it was written, and the register wrote it anyway — from a sweep, in the voice of a conclusion, without asking its own data.
The screen is the inventory, not the tenure. A residence enters when there is a residential inventory distinct from the hotel’s keys; whether it is sold or let is the tenure field’s answer and not the gate’s. Rosewood Munich’s five “houses” stay rejected for the right reason — no inventory distinct from the keys, a suite is not a residence — and two rejections are reversed: Valley in Amsterdam, which by the register’s own practice is a landmark record let rather than sold, and the JHSF offering on Fasano’s own site, where “houses to rent with the company’s standards” is the sourcing and not the disqualification.
Barcelona is the case that makes it concrete, and the reader named it. Majestic Residence at Passeig de Gràcia 68–70, in the building opposite the hotel: the Majestic Hotel Group’s own page gives twenty-eight apartments, calls them the holiday apartments of the Majestic, and publishes twenty-eight tourist-rental registration numbers. Under the rule as written that is not a record. Under the corrected rule it is a record whose tenure says it is not offered for ownership — and whose most important field is one no sold residence has ever needed: the licence it operates on, and whether that licence has an end date. The card gains an Operating licence row today for that reason.
And the card that started all of this was re-read at its operator. Mandarin Oriental Residences Barcelona published Banyan Tree as its manager for five weeks; yesterday the field was withdrawn as inherited, with 240 others. Withdrawing a field is not answering it. The operator’s own development fact sheet gives 34 residences — exactly the thirty apartments and four penthouses the register already held from an industry source, two counts arrived at from opposite ends and agreeing to the unit — the tower at the corner of Passeig de Gràcia and the Diagonal, OAB as lead architect, MUZA Lab inside, and an agreement to brand and manage the residences. The manager is Mandarin Oriental, said by Mandarin Oriental.

A reader asked why a Barcelona building is managed by Banyan Tree. It is not, and nor were eighty-seven others.
The question was one line long. Mandarin Oriental Residences Barcelona — everything fine, but why is the managing company Banyan Tree? It is not. The field had been copied from a Banyan Tree base record at intake, together with a club membership that conveys with the residence and a rental programme of three-bedroom villas managed by the resort, on thirty apartments and four penthouses in a Ferrater tower on Passeig de Gràcia where there are no villas and no club.
§92 fixed the intake five weeks ago and never repaired what the intake had already written. Scanning for it: one tower’s floor areas, 127–2,200, published as the floor areas of thirty-five buildings in fifteen countries. Aman named as manager of thirty-four buildings it has no relation to, and Dorchester Collection of eleven more — including two Aman projects, which got Dorchester while the Dorchester ones got Aman. One bedroom range on seventy-seven records that state no range of their own. 241 field values withdrawn on 88 records, and six held under review rather than deleted, because a conveying club membership at a Thai resort is plausible and unsourced and the honest field says exactly that.
The reason no guard saw it is worth keeping. The register’s checks read one record at a time and enforce internal agreement — a code against a marque, a slug against a country, a price against its date. Every one of these records was perfectly consistent with itself. A fault that is consistent within every record is a fault no consistency check can see, and the only instruments that find it are a reader and a test that compares records with each other. The reader got there first.
Two things the repair taught about writing the test. The first version matched substrings and cleared Barcelona — the one card that prompted the whole scan — because the page says the service comes from the hotel on the same street, and “tree” is inside “street”. And a cluster needs three unsupported holders to be recognised, so once the first pass had withdrawn the rest of the Banyan Tree set, the set was too small to be found again: recognition needs a crowd, repair does not. What the scan was careful not to do was strike Range Developments’ seven complimentary nights, shared across four resorts in four countries because one developer’s terms say so — the fact §101 was written about striking once already.

The register was writing to one copy of six files and publishing from the other
Twelve records were written with a source link each, and the sourcing guard refused the build: thirteen published records cite no source of any kind. The links were on disk. They were in the wrong copy of the file. build.py publishes from config/source_links.json; every run writes to work/source_links.json; both existed and differed by forty-eight entries. Six config files were forked the same way.
The damage was not the refused guard. The published journal was missing eleven entries, every one of them this session’s. The correspondence page was missing ten letters. The register’s claims file knew the next free letter number in one copy and which letters had been issued in the other. The Malta country block was published from the version the primary-source rewrite had replaced. Nothing was corrupt: both copies were a true record of a different moment, and no guard compared them, because every guard reads one path.
Then three builders turned out to have been failing in silence. site_v3.py runs twenty-one sub-steps with check=False. The research page and all thirty-one report pages had stopped being published when a workbook was lost in a restore; the correspondence page had stopped when the atlas began sending notifications in a second shape; and the redirect stubs — all seventy-two — had stopped because the first of them tried to write a file where the site has a directory. The symptom of a silent builder is not an error. It is an absence, and an absence is invisible unless something counts it.
Repaired, and guarded. The six files are merged and the work-directory paths are now symlinks: one file, two names. config_fork_guard.py fails the build on a second copy even when its content is identical, because a copy is a fork that has not diverged yet. page_guard.py fails on a declared page that is missing or older than the data it is built from. And every sub-step’s exit code is now counted and named instead of discarded.

Canada's two index cities, and a marque found missing from under three hundred estates
The UBS Global Real Estate Bubble Index 2026 names twenty-three cities. The register holds all twenty-three in the atlas and held published records in fourteen. Toronto and Vancouver were two of the nine blanks. They are blanks no longer: thirteen records, six in each city and one lifted out of intake, every one verified against an operator, a developer or an architect page rather than an agent's listing.
The finding is a removal. Hyatt's own release states that the hotel at 1128 West Georgia Street in Vancouver, formerly Shangri-La Vancouver, is now operating as Hyatt Vancouver Downtown Alberni, and will open as Park Hyatt Vancouver in 2026. Three hundred residential estates stand above it. No source reached says whether those estates have been re-marqued, or whether they have not — so the record carries the developer's name with the hotel's change stated beside it and the brand field flagged, rather than an answer the register does not have. It is the second de-flagging found in a session: PR-D-279 carried Kempinski for three years after the property went to InterContinental.
No guard can find this, and that is the lesson worth keeping. The register's twelve checks enforce internal agreement — a code against a marque, a slug against a country, a price against its date. A hotel reflagged in the world is not an internal disagreement. The only instrument is re-reading the operator, deliberately, on a schedule.
And the two cities are shaped differently, which the records now show. Toronto's case is made by five hotel marques — Four Seasons, St. Regis, Ritz-Carlton, Shangri-La, Nobu — and Nobu's 658 units are larger than the other four combined. Vancouver's is made by architects: four of its six records carry no marque, and two of those put a practice's name where the marque would sit. Behind all thirteen stands one sentence from the Department of Finance: the ban on purchases by non-Canadians, condominium units named expressly, runs to 1 January 2027.

Quinta do Lago, and two claims about it that do not survive checking
The register did not hold it. Quinta do Lago is 550 hectares at Almancil bought whole on 20 December 1971 by André Jordan's Planal, opened in phases from 1972 around a William F. Mitchell 27-hole layout, now five courses, bordering the Ria Formosa and reaching its beach by a 500-metre timber bridge. Villas trade between about EUR 4 million and over 20 million. One of the three corners of the Algarve's Golden Triangle, and the register's second Portuguese estate record after Vale do Lobo.
It is not an English project. Founded by a Polish-Brazilian developer who arrived in Portugal in 1970; sold in 1987 to a consortium of British shareholders headed by Roger Abraham of Chase Manhattan with the food entrepreneur David Thompson; Abraham out by 1989, Thompson alone until Denis O'Brien bought Planal in 1998. British ownership is a decade of a half-century and not the founding. The British presence here is the clientele — a fact about buyers, not about authorship.
And it is not the first of anything that anyone will put their name to. Loulé council's own statement on Jordan's death sets out the order — Quinta do Lago from 1970, Vilamoura acquired in 1995 — and makes no claim that either was first of its kind in Portugal or in Europe. The defensible sentence is that it was the first of his Algarve projects. The register records the order and declines the superlative, which is the same decision the atlas made about Vale do Lobo on the same day.
Four Seasons Fairways is the find inside it. Two- and three-bedroom villas on Avenida André Jordan, sold by fractional ownership — the register's first fractional address in Portugal, beside Palazzo Tornabuoni's eighths and Laje de Pedra's quarters. And the name: the resort's own site uses the words Four Seasons throughout and states no relationship of any kind to Four Seasons Hotels and Resorts, under whose marque the register holds twenty-four other records. The register does not assert that there is none — no party has said so, and an absence of claim is not a denial. It records that a buyer meeting this name here is meeting a different thing, and that nobody has published which.

The UBS bubble index, and the page that wanted to be written instead
The 2026 UBS Global Real Estate Bubble Index named Dubai, Miami and Hong Kong among its elevated markets — in a week when this register holds 56, 12 and 19 published records in those three. The page that wanted to be written was the one attaching the index's figures to the register's records. That is §98 and §101 with the serial numbers filed off.
The index measures a different building, and says so. It gauges fundamental valuations in owner-occupied housing markets, and its two published benchmarks name the unit exactly: the years a skilled service worker must work to afford a 60-square-metre apartment near the city centre, and the years that flat must be rented out to pay for itself. Its price series are national housing indices — Nationwide, FHFA, Bank of Korea. Nothing in it touches a branded or landmark residence. And UBS's own editorial says the two have come apart: 'prime residential segments are outperforming broader housing markets', 'prime districts often diverging significantly from broader citywide trends'.
So the register ran the only test it was entitled to: it counted its own records against the index's cities. UBS covers 23; the register holds published records in 14, 138 in all. Nine hold nothing — and the three emptiest are not the cheap ones: Zurich, the highest-risk city at 1.69, holds no record here. Nor does Seoul at 1.13, nor Lisbon at 1.04.
The relationship is nothing at all. Pearson +0.12, Spearman −0.08 across all 23; without Dubai, which alone carries 56 of the 138, −0.11 and −0.21. On 23 points with that outlier, every one of those is indistinguishable from zero. The temptation was to report that the correlation runs backwards — it looks as though it does, and the arithmetic does not support it. That is exactly the reading §93 forbids: a model the reader wrote standing in for a fact nobody published.
The page published says the weaker and more useful thing: the index's score does not predict this register's coverage, and the register's coverage says nothing about bubble risk. Two measurements of the same city that do not inform each other are measuring two different cities. At /what-the-index-measures.html, every figure recomputed on each build rather than typed. §102 — a register's most valuable page about an outside source is often the one explaining what that source does not measure, and only the house holding the other half can write it.

A fact withdrawn for having an interested source turns out to be the developer's own contract
Three of the five thin Caribbean records share a developer, and the developer is the subject. Range Developments has built Park Hyatt St Kitts (126 rooms and suites, opened 1 November 2017), InterContinental Dominica Cabrits (151, October 2019) and Six Senses La Sagesse (April 2024), and is building InterContinental Grenada. All four are sold to buyers approved for citizenship — its own Terms & Conditions define an investor as a person who has purchased a beneficial ownership interest in the Resort and been approved for citizenship. How any of it is financed the developer nowhere states, and the register looked across both its domains before saying so.
And the register restored a fact it had withdrawn. On 2 October §98 struck 'seven nights a year' from PR-D-281, writing that it appeared on no government, developer or operator page. It appears in the developer's own Terms & Conditions, on its own domain, for all four projects: 'The Member is entitled to a complimentary seven (7) night stay each calendar year in a standard room.' The register withdrew a true fact because the party it had read it from sold passports — and did not then go and look at the developer. A source with an interest in a fact is a reason to check the fact, not a reason to delete it. §98's own sentence said the interested party gets its own subject right; the register quoted it and struck the one thing that party was most likely to have correct.
What the register was right about was the framing. 'One week of free use' is not what the clause gives: room only at double occupancy, pro-rated in year one, ceasing when the holding period ends, non-transferable, no carry-over, blacked out 18 December to Easter Monday, and refusable when two investors already hold the dates. A revocable benefits programme tied to the holding period, expiring exactly when the investment stops being one. Sound instinct, wrong action — the worse of the two combinations, because the instinct survives the correction.
A property changed flags and no guard could see it. PR-D-279 opened as Cabrits Resort & Spa Kempinski in 2019 and was reflagged to InterContinental in spring 2023. This register carried Kempinski and cited LHL-R-067 for three years. brand_guard enforces one marque, one spelling, one code across every row — and the register was perfectly consistent on all three. A guard that enforces internal agreement cannot see the world change underneath it. Dominica's own citizenship unit is stale the same way. §101.
And PR-D-280 was wrong on both of its numbers. It published '100 rooms across 28 acres' from a 2022 trade report; Six Senses states 56 pool suites and 15 villas across 38 acres, and the developer corroborates the operator against the register. Every guard in this chain tests the register against itself; not one tests it against the world, and nothing but reading a page ever will.

The test the register gave away returned silence on the first pair it was applied to
Cheval Blanc Randheli is one object, and the register now says so on the operator's own evidence — having declined the pair a day earlier for want of a record. Randheli is four islands: the main island, Spa Island, a tennis island, and a one-hectare island carrying a single four-bedroom villa with its own jetty, its own team of Ambassadeurs, its own section and its own standalone microsite. Every loud signal says separate product.
Three quiet ones settle it the other way. The operator enumerates it as a component — 'In addition to the Private Island Villa, Randheli features a further two private islands: a dedicated Spa Island… and the world's most secluded tennis island' — listing it beside the spa and the tennis island rather than beside another Maison. Its canonical address sits inside the resort's accommodation namespace. And its own page cross-sells the resort's other villa categories. Marketing prominence is not identity: a top villa with its own microsite is still a villa, and the microsite is the operator selling it.
And the test this register gave the Collection House yesterday returned nothing on the first pair it met. 'Ask whether the brand publishes separate counts' — but Cheval Blanc publishes no villa total for Randheli at all; the only count findable is LVMH's 45 from the 2013 opening release, the group's figure and thirteen years old. There was no first count for a second to sit beside. The test did not say 'one object'; it said nothing, and silence read in a hurry becomes a negative. The rule came from the Shura Island pair where both counts existed, so the precondition was invisible when it was written — §91's shape appearing for the first time in a rule rather than in code. §100 states it, and adds the fallback that actually decided Randheli: when the brand publishes no count, ask how the brand enumerates.
And the register will not call its own refusal modesty. Four of the five pairs it declined cost nothing — it held no record and had nothing to lose. Randheli cost something: it had a rule, the rule pointed at a page, and it declined anyway. That reads as the same discipline and was a different one. Had it applied its own test it would have gotten silence. A rule you have just given away is the one you are most tempted to apply where you cannot check it.
The counter-case, so the test is not read as always silent: Raffles Sentosa Singapore against Raffles Singapore needed no count. The 1887 Beach Road hotel against a resort that opened 1 March 2025 on Sentosa with 62 villas — different island, different century, different building, both trading. Two objects. The hardest pairs are not the ones with similar names but the ones where one operator has a commercial reason to present one thing as two, or two as one — and in both directions the answer is in how the operator structures what it publishes, not how it describes it.
One fault reported back. HOUSE→PRE-001's manifest instructs the register to acknowledge a PRP export rev30 as superseding rev29. There is no rev30 in the packet and none in the manifest's own hash list, which holds the same four files the packet holds. The register acknowledges by hash and cannot acknowledge a file it was not sent — the instruction and the list disagree, and the list is the one it obeys.

A new lane, and the answer was a test rather than a verdict
The Collection House sent twenty-six duplicate-key candidates and asked one question of each: one object or two. Six of the twenty-six are the distinction this register exists to make — a resort's name against the same resort's 'and Residences' name, at Jackson Hole, Vail, Whistler, Anguilla, Peninsula Papagayo and Tamarindo.
The register holds one of the twelve keys' ground. PR-D-413, Four Seasons Resort and Residences Anguilla, 33 residences at Barnes Bay and Meads Bay — one record, one site, published under the brand's 'and Residences' form because that is how the residences are sold. So that pair is one object and the card that stands is the longer name. At the other five the register holds nothing at all and said so, rather than reasoning from Anguilla to them: five pairs sharing a naming shape is not five pairs sharing a fact.
And the counter-example in the register's own data was worth more than the answer. PR-D-220 and PR-D-221 are two written records on one island — 75 Private Residences (43 Dune Villas, 32 Waterside Villas) and 31 Resort Residences at Shura Island — and Four Seasons publishes one page carrying both counts separately. So: ask whether the brand publishes separate counts. 'Resort' against 'Resort and Residences' is one site named twice; 'Private Residences' against 'Resort Residences' is two products. A name sweep sees the same shape in both; the published counts separate them.
Nothing was applied, and that is the first thing the reply says. Not one of this register's 468 records cites a PRP key and there is no crosswalk for them, so the export, the master and the changelog are reference and not an input. Two live pages the register wanted to re-read — the Four Seasons Anguilla and Red Sea residences pages — could not be fetched because the permission went unanswered, so both figures are carried with the date they were last verified, 2 October, rather than restated as checked today.
The House's own method note is the convention worth keeping. Its candidates file says under how_it_was_found that the sweep was written after the finding, and the cover repeats it. This register has had to write that sentence four times in a week. And the cover's observation that a rule the recipient sent on 1 October stopped them on the third day, on the same form — an assertion of absence built on a coincidence of names — is §93 from the other side: a name match and an expected field shape are both a model you wrote standing in for a fact someone else published.

Malta's four written out — and twenty-four lines of programme boilerplate removed from four records about four buildings
The nineteen records left under two paragraphs are one block, written in a single sweep and never filled out. Four are Malta, and they share a legal mechanism, which is the kind of thing this register exists to hold. Special Designated Areas are a property-law exemption under Chapter 246 of the Laws of Malta: article 5(1)(b) disapplies the permit requirement for 'the acquisition of immovable property by any person, wherever resident, in a special designated area'. Twenty-seven zones, each created by its own Legal Notice, each designating ground 'bordered in red in the Land Registry Plan annexed to this Order' — so the status attaches to a mapped parcel, not to a brand or a building, which is why Portomaso and the Pender Place / Mercury House site each appear three times with their extensions separately designated.
And it is not the citizenship programme, which no longer exists. The Court of Justice's Grand Chamber held in C-181/23 on 29 April 2025 that 'a Member State cannot grant its nationality — and indeed European citizenship — in exchange for predetermined payments or investments'. Legal Notice 159 of 2025 then struck Part IV and regulations 15–19 from S.L. 188.06 entirely. A property purchase in Malta cannot lead to Maltese citizenship. The Permanent Residence Programme's EUR 375,000 threshold is a separate instrument and applies anywhere in Malta or Gozo, SDA or not. Two facts, not one — and conflating them is the error endemic to the agency marketing this register had been reading.
Rewriting the four made the regression guard report a fall, and this time it was read before anything was accepted. source_lines fell 2,245 → 2,233. Comparing against the previous snapshot showed the four records had each been carrying the same six-line block of citizenship-programme citations: twenty-four lines of boilerplate about Malta's programmes, repeated across four records about four different developments, saying the same thing four times and nothing about any of them. Gone, and replaced by the statute, the Court's judgment, the deleting instrument and each development's own developer, architect or operator. The programme facts now live once, in the Malta country rule — the structure the register already had for this and was not using. A citation equally true of every record in a country is a fact about the country. §99.
The comparison also caught what the rewrite had wrongly dropped — a MIDI development cost of circa EUR 600 million, the thirteen-storey Q1 block at Tigné, Portomaso's casino, and the agents' claim that Mercury Tower was Zaha Hadid's final project, which Zaha Hadid Architects' own page does not make and which is now carried as the agents' claim with the architect's silence recorded beside it. Four lines restored; the rest of the fall declared with its reason.
Fort Chambray is now the register's most contested record. Designed from 1716 plans to defend a Baroque town that was never built; a British military hospital from about 1830 taking thousands of wounded between October 1915 and March 1916; a civilian mental hospital from 1934 to 1983 and a leprosarium from 1937 to 1956. It is item one of the First Schedule — Malta's first special designated area, six years ahead of Portomaso — and LN 205 of 2024 repealed articles 3 to 7 of its order. A December 2024 permit allows demolition of roughly 85 per cent of the British Barracks; three heritage bodies appealed and lost; on 26 February 2026 the barracks went on Europa Nostra's 7 Most Endangered list. Permitted, contested, nothing built. Who holds it the register will not say: a concession, a transfer and a transferee, all resting on one newspaper and none of it verifiable against the Land Registry, the Business Registry, a Gazette notice or a judgment — carried as press-reported and labelled so, on a record whose every other fact is a statute or a court.

A citizenship threshold is not a price, and nine records were printing one
Grouping the remaining 88 weak citations by publisher before chasing any URL showed what the chase would have missed: eight of the most frequent publishers are citizenship-by-investment marketing firms. Sixteen records cite one; two rested on nothing else. And the field those firms had been supplying was the price.
Nine records published a programme minimum as the development's entry price. USD 325,000 on St Kitts, USD 220,000 on Grenada, USD 300,000 on Antigua. Those are floors set by statute on the applicant — Grenada publishes 'must invest at least USD 220,000' and 'minimum of USD 220,000 (for each share in the unit)'; St Kitts publishes 'the minimum investment … starts at US$325,000'. Every approved development in the country clears the same number by definition, so the figure cannot tell one development from another — and a reader of a register of residences reads a number in a price field as the price of a dwelling. One of the nine was not even the right threshold: PR-D-281 carried USD 270,000 where Grenada publishes 220,000.
All nine are withdrawn. Where the register could read the government's own page the figure is republished as a threshold, in a field naming the programme and saying it is a floor on the applicant. Where it could not — Dominica, Antigua — the figure is recorded as withdrawn and not restated as either a price or a threshold, because the register has not read that government's page and will not assert the classification it suspects.
The two records resting on nothing else were wrong in almost every particular. PR-D-277 was three developments: two of its three price tiers belong to Calypso Bay Resorts and Silver Reef, separate approved developments that sat beside it on a marketing page. Its trading name had been retired — Belmont Resort Limited rebranded it Belle Mont Sanctuary Resort in early 2024. And the St Kitts CIU's list of thirty-four approved developments contains neither Kittitian Hill nor Belle Mont, while Calypso Bay and Silver Reef are both on it. PR-D-281 had IHG's own page and Range Developments' available the whole time — opening 4 November 2026, 120 rooms — and the register cited neither, taking instead 'seven nights a year' and 'resale after five years' from citizenship brochures, neither of which any government, developer or operator publishes.
A source with a commercial interest in one fact about a building will publish that fact accurately and everything around it carelessly. The CBI firms had the programme right and the building's name, prices, usage rights and approval status wrong — and the register took all of it because it arrived in the same paragraph. §98.
And the guard written to enforce this committed §93 inside itself: its first version listed a firm among the citizenship marketers on the strength of its domain name with nothing read, and flagged a record that was citing one correctly — as evidence AGAINST a project's CBI approval, against another source saying it was approved. Both corrected. A guard that classifies a party by its domain name is §93's fault wearing the uniform of the rule it enforces.

The citations that fail are the ones on domains built for one development
Twenty-three more sources re-read. Nine resolved, fourteen did not — far worse than the first thirty-six, and the reason is visible the moment the failures sit together. stregisresidences.ae, edenislandproperties.com, raselhekma.info, ayla.com (no DNS record at all; the operation is at ayla.com.jo), cabotsaintlucia.com (a redirect shell). Every dead one is a single-purpose domain registered for one development. The ones that held up are the brand's or the developer's own site. A domain that exists to sell one building is maintained while the building is selling, and the citation outlives the sales campaign. The weakest citation here is not the vaguest; it is the most specific — the dedicated project site, the first source an editor reaches for, and the only kind with a commercial reason to disappear.
Three records were citing a lead-generation site as the masterplan. raselhekma.info presents itself in search as 'Ras El Hekma by Modon', serves nothing, is in no index and carries no inbound link from Modon. Ras El Hekma is a Modon Holding (ADQ) masterplan and Modon publishes its own pages: Montage has one, Nammos has one stating 72 branded residences — a unit count the register did not have, under the title 'Nammos Ras El Hekma' without the word Residences this register carries — and the Ritz-Carlton The Med has none at all, which the register now records as an absence rather than a denial. A dead citation that was never authoritative is two faults: the page cannot be read, and if it could be it would not be evidence.
And the strongest licence fact in the register arrived on a page it had already cited. The Four Seasons Red Sea page — one page covering both of the register's Red Sea records, which each card now says rather than letting two codes imply two readings — publishes: Four Seasons is not the owner, developer, sponsor or sales or marketing agent of, and Four Seasons has not made any representations, warranties or guarantees whatsoever with respect to the residential project. Second licensor disclaimer in two days, after Raffles Bali's. Both sat on cited pages whose words were never recorded.
Three more of the same kind, from pages that were live and simply not read closely. chelsearesidences-dubai.com, the register's most detailed source for Chelsea Residences by DAMAC, states of itself that it 'is independently operated' — the register had taken it for the developer's own. hualalairealty.com publishes that 'Membership is not included with the purchase of any property', which is the whole substance of what a club-community buyer is not getting. And Mandarin Oriental's Fifth Avenue page names SHVO as developer and confines the brand to hotel service.
Re-reading a source for its URL and reading it for what it says are the same amount of work, and the register had been doing the first. §97. Pages recorded: 215 → 232; publishers named without a page: 106 → 88.

Thirty-six sources re-read: twenty-five pages found, and four citations that had been pointing at nothing
§95 said the 139 records naming a publisher without a page were real work — one source re-read per record, not a script. Thirty-six were re-read, starting with those whose named publisher is the development's own site. Twenty-five resolved to a verified page and are now linked; the page count rose 182 → 215.
The eleven that did not resolve are worth more than the twenty-five. Four of them are not gaps at all — they are citations that point somewhere, and the somewhere is wrong. binghattipropertiesdubai.com has no web server: a DNS record, nothing answering on http or https, no indexed pages — and PR-D-028 cited it, dated 20 May 2026, for the claim world's first Mercedes-Benz residential tower. A superlative resting on a host that does not answer. PR-D-142 cited 'the brand's own residences page' for the Ritz-Carlton Limassol; that path 404s and the brand's directory does not list Limassol. The register does not know whether the page existed when the record was written or was never there, and says so rather than picking the flattering version. bigsky.com is a tourism site with no Montage content, cited by PR-D-146 for the Inn Residences' debut. And fourseasons.com — Hong Kong was the hotel's page sitting in a list headed Sources, where it read as the brand publishing something about Four Seasons Place; the brand publishes no page for that building at all.
A missing citation is an absence a reader can see. A citation that names a real party and resolves to nothing looks exactly like evidence, and it is the register's own name on it. Not one of the four would have been caught by any guard in this chain: every guard here checks that a field is present and consistent, and all four fields were present and consistent. The only way to find them was to go and look. §96.
One re-reading improved a record instead of repairing it. Raffles Residences Bali's own site publishes almost nothing — one page, no unit count, no price — except the licence structure in the licensor's own words: operated by PT Jimbaran Greenhill under a limited licence, and not owned, developed, or sold by Raffles International Limited or its affiliates. The card now carries that verbatim. A licensor stating in public what it is not responsible for is the strongest brand-licence fact there is, and it is exactly what PR-D-471's Four Seasons Fairways question lacks, where nobody has published either a claim or a denial.
And the sourcing guard caught the register adding a URL to a citation this same hour without recording it — the check written three hours earlier for the twenty-three that had been hiding, firing on its author.

194 records with no source link, which was the right number attached to the wrong sentence
For a week this register ended its own worklist with the same line: 194 published records with no source link, the largest quality debt. It said it to the Library, it said it to the owner, it put it at the head of what to do next. Sorting the 194 took one pass: 182 have a page recorded, 139 name the publisher without the page, 55 name a publication and a date with no web address at all, and none cite nothing. Zero. They were never records without sourcing; they were records whose sourcing is not a URL.
What is in them is not thin. PR-D-205 cites the South China Morning Post for the Barker Road sale at HK$1.5bn in 2015, names the seller and what he paid in 2000, and declares in its own third line that the buyer's identity is market reporting and not an officially confirmed purchase. PR-D-199 cites the Financial Times at over £275m and The Times at over £265m, then declares the conflict and the absence of a Land Registry entry. Those are better citations than a bare link at everything except being clickable. Twenty-three of the 194 did have a URL, sitting in their own citation prose, which nothing had ever extracted; they are linked now.
And the policy was written inside the file that produces the gap. source_links.json has carried a note for weeks: only URLs actually retrieved in a search are entered; a domain with no retrieved URL stays unlinked. The register was counting the result of its own stated, deliberate policy and reporting it as a failure — the inverse of §79, where a published field nobody read let a rule go stale. Here a published note nobody read let a design be reported as a defect, by the house that wrote the note.
The three states are now on the card — pages read are linked; or the publishers below were read and the page was not recorded; or these were read as publications, the title and date being the citation. sourcing_guard.py keeps the floor at zero, forbids the page count falling, and fails on a record whose own prose carries a URL that is not extracted, which is the check that found the twenty-three.
Then the worklist itself was computed for the first time, and four of its five top figures were stale or wrong. The research queue was quoted at 41 open names with 19 lacking a country; it is 298 and 104 — a count taken before four research runs and before eight reports were mined into it. Records below V0 was quoted at 88 and is 89. Only 'twenty-one under two paragraphs' was right. worklist.py now runs in the chain and every figure is computed in the run that prints it. A number is believed in proportion to how often it has been repeated, and repetition is the one property of a number that carries no information about whether it is true.

A third Golden Triangle, in the register's own district field, in a country neither paper mentions
The atlas answered one reported key collision by finding six — keys live in its places, its districts and its not_a_place rows, and the ambiguity rule had only ever looked at places. Monte-Carlo turned out not to be a collision at all, because the district resolves upward to the place it collides with. Salamanca was one the rule would have answered wrongly, dropping the key and stopping the city resolving. Ibiza and Menorca were not ambiguities but the atlas contradicting itself in one file, four hundred lines apart, for weeks.
And the register had been holding a record at a third Golden Triangle while writing the paper about the second. PR-D-407, 9200 Wilshire Boulevard, a full block at the edge of Beverly Hills'. The words were in the record's own district field. Three instances on three continents, one of them now a marketing name resolving to nothing — reported to the atlas, which may want to decide whether that changes the remedy.
Quinta do Lago was admitted for what is under it. In 1984 the São Lourenço golf course works uncovered and partly destroyed a Roman salting works and an Islamic village on the estate's own land — five opus signinum tanks, an olive press, five residential clusters over 1,670 m², a cemetery of 72 graves holding 75 individuals, excavated by Arruda and Gonçalves across three campaigns and published in 2017. The name is the opposite kind of fact: Quinta do Lago was coined for a lake the developer intended to dig, and the historic holding was the Quinta dos Ramalhos. Three figures this register published yesterday are now a range with their disagreement named, because every version of the founding year and of the area traces back to the founder or to resort copy. A citation that leads to one interested party is a provenance, not a corroboration.
Four new published fields arrived in the export and nothing here read any of them. That is this register's own §79 — a published field that no consumer reads is unmonitored — committed against the atlas's export eight days after writing it at the atlas. fold_contract watched one field because §89 built a tripwire on one wire rather than a habit. key_guard.py now reads all four and fails if any goes missing.
Its first version was wrong in the way this register keeps being wrong. It tested the shared-key clause by looking for a place's code inside a district row and declared the atlas inconsistent. The atlas resolves upward by slug, and the proof is a shared url; the code was never promised. Third time in two days — twice yesterday in the Library's key, once here. §93: read the field, not the shape you expect the field to have. A model of someone else's data is a thing you wrote.
And the site lost fifty pages for one build while this was being published. The rebuild chain was typed out by hand, as every day for a fortnight, and one of its eleven steps was left out — the brand and group pages were not regenerated, and index_hygiene correctly rebuilt the sitemap from what was on disk and took them out of the index too. regression_guard caught it in its first line, 2 count(s) fell — and --accept was typed in the same command, moving the baseline past a fifty-page loss. Found a minute later by looking at the number again. §94: the tooling was right, the measurement was right, the report was right, and it was overridden reflexively. The chain is now one command that stops on the first failure, and --accept is not in it.

Eight reports mined — and the first record published a price it had never had
Eight research reports had sat unmined since 24 September — Switzerland, Russia, Continental Europe, China and Hong Kong, London and the Home Counties, Embassy Row, Costa Smeralda, and the London super-prime consolidation. About 250 KB. They are mined: 265 rows extracted, 37 already held, 7 held under another name, 49 queued with the page to read, and the rest declined as what they are — agents' listings with a price and a town, Land Registry rows under a street name, and palace hotels with no residence in them. A price and a place is not a name.
The first record written from the queue had its headline claim withdrawn before publication. POST Hotel & Residences by ELIE SAAB at Andermatt is described everywhere as Switzerland's first branded hotel and residences from a haute-couture house. The maison's own pages claim something narrower — the maison's debut into hospitality — and the development's own history page claims no first at all. The register publishes the company's claim, says so on the card, and adds the only thing it can honestly say about the country: it holds no earlier fashion-house residence in Switzerland, which is a fact about its coverage and not about the market. Elie Saab already brands residences on seven cards here, so Andermatt is the maison's first hotel and not its first residence.
And then the record published a price it had never had. PR-D-472 went up carrying CHF 30,000,000 as_of 2026-09-06 — Andermatt Swiss Alps's entry price and Andermatt Swiss Alps's date, on a record written on 2 October whose own entry price is CHF 3.16 million. The intake creates a record from a base and copied the base's whole fields block, overwriting seven keys; every field the run did not happen to name arrived as the base's answer wearing the new record's code — the brand licence reading No brand on a branded record, and a foreign-buyer line asserting a statutory carve-out the card itself declines to name. §92: a record created from a base inherits the base's shape, never the base's facts. Nineteen factual keys are now dropped on creation, the row's answers are mapped by name in one table, and a price is written only when the run supplies one, with the run's own date.
Auditing for the same fault across the register found one more thing it was not looking for. Of 289 records sharing an entry price, almost all share Not established, which is correct. Thirteen pairs share a money figure, and all but one are coincidence. But PR-D-327 and PR-D-331 are both Address Residences Dubai Opera — the same district, the same marque, the same entry price on the same date, and 809 residences against 803. One development entered twice. PR-D-331 is withdrawn to PR-D-327. The duplicate check had reported the register clean, because it reads published records only and PR-D-331 was waiting — §91's lesson again, in a second guard: a check scoped to the publication state cannot see the fault that is waiting to be published.

A refusal that was right in September and stale by the twelfth
HOUSE-RULING-03 and -04 are dated 08.09.2026 and had never been read into this register. Reading §12 against the live files rather than against memory found most of it closed — the twenty-four wrongly reconstructed places rolled back, «— withdrawn —» gone from every code column, the tombstones published. Two things were not.
PR-P-0277 Golden Triangle was refused on 08.09 because the atlas had resolved it to Faubourg Saint-Germain — the 7th arrondissement, left bank — when the Golden Triangle is the 8th, right bank. The refusal was right, and the row carries one of the better notes in this register: a resolution is evidence, not proof. The atlas corrected it on 12.09 and the export has carried BA-D-0124 ever since. The register sat on the refusal for nineteen days while the answer was in the file it rebuilt against every day — and a check over every held row found seventeen the export already answers: Wentworth Estate, Wilton Crescent, Further Lane, Gin Lane, Meadow Lane, Billionaires' Row, Carbon Beach, Kahala, Eixample, Innere Stadt and the rest. All seventeen taken.
Ten records were saying both things at once: resolving to an atlas entry while their own district line told the reader the place was not in the atlas. Two statements on one page, three lines apart. Corrected, and held_guard.py now re-asks every held row on every build and fails on the contradiction.
And recomputing the Library nominations before sending them found the brand field wrong in three ways. Twelve marques carried two spellings — Six Senses beside Six Senses Residences, SLS beside SLS Residences, Kempinski beside Kempinski Residences. Eight records cited the Library's hotel code on a residence, which is the Diriyah correction pointed the other way. Ten had no brand at all: the ten rebuilt after a container restart, where the restore carried the text and not the field. Kempinski Residences was not in the nomination queue and is cited on six published records.
A decision that waits on someone else is not a decision; it is a question, and a question has to be re-asked. That is the new shape. Everything that broke last fortnight arrived by default; these were correct decisions that stopped being correct while nothing watched the thing they depended on.

One address, two written forms, three lines apart
The atlas finished a repair it had called closed and found the same address rule missing from five fields rather than one, because the fold had been written as an expression beside the single field it was written for. The register ran the same check on itself and had the fault in miniature: shell() writes the canonical tag and og:url from one expression, correct twice by habit, while the home page's JSON-LD wrote the domain bare. One page published …com/ and …com as its own address, three lines apart.
Two more were not on a page at all. The site field of register.json and private_residences_host in the crosswalk — the two files this register hands to the Library and to Beach Matters — were both giving them a bare domain as this register's address. No inspection of HTML would have found either. Repaired with one named function that every field emitting an address now calls.
The check is adopted in the atlas's own design, for the reason it gives: it does not know which field an address came from, because the crawler does not either. 6,641 absolute addresses across 1,049 files, four wrong on the first run and none now. It does not skip noindex pages — a retired address still publishes addresses to whatever reads it — and it reads the built output rather than the generator, which is the whole of the atlas's §5.
The second fault did not reproduce, and that was the useful part. No page here carries hreflang either, which from outside is the atlas's fault exactly. But the comment at the head of house-lang.js says why, written when the strip was built: one real edition, translations on Google's domain under nofollow, nothing with translate.goog in the head. Same missing field in both houses — reasoned in one, None beside a contradicting build step in the other. The only thing that tells a decision from a default is whether the reason is written where the absence is.

The atlas withdrew a claim the register had already repeated
There was no fifth face of the fold. The atlas announced one, the register restated it as fact in its own paper and thanked the atlas for catching it, and the atlas has now withdrawn it: the published rule has always kept the hyphen, and the atlas had written the rule text into its export from memory rather than from the file. The register's fault is not that it was misled. It held the file, the rule was three lines long, and it did not read it. A correction received is not a fact checked — and a party accusing itself is the one to check most carefully, not least.
Reading the rule properly found the same fault in the register's own code. place_guard folded country names by replacing every run of non-alphanumeric characters with a space, which drops the hyphen — the withdrawn rule, implemented here independently, shipped for five days. It gave the right answer because no country alias key carries a hyphen and all 414 hyphenated match keys are published with spaced twins. A fold that works because the other party is tolerant is not the published fold. Corrected, and the published tolerances now applied explicitly.
Revision 2ddcf562b487 adopted, and every resolution re-verified. No slug the register uses is absent, and the keys it resolved on — saint laurent nouan, costa navarino, cotswolds — all answer. The shape change to key_normalisation passed over the register untouched, because the register had reimplemented the field rather than reading it: the immunity and the error have one cause.
Two places written, four declines published. The Woodlands and Tenganan resolve PR-D-446 and PR-D-370; the atlas offered Tenganan in place of both names the register asked for, and it is a better entry than either. Mayakoba, Nusa Dua and Wadi Safar are declined and the reasons are on the cards. The register also took the administrative correction: Tenganan is in Kecamatan Manggis and Candidasa is not, so the pair it had framed as container and contained are in different districts.
And the method from the atlas's own audit is built. Every guard this register owns catches a value that is present and wrong; none of them can see something stop being there. regression_guard.py now measures sixteen counts of published facts and fails the build on any fall not declared with a reason. Everything that broke this fortnight in either house arrived by default — an inherited slug, an inherited description, an inherited rule, a restored source — and a default is invisible to a test written against it.

Vietnam — four records, and the biggest thing in the register by a factor of thirty
Grand Marina Saigon is the largest branded-residence project the register holds and not by a little: eight towers of 45 to 47 storeys, more than 4,200 flats on ten hectares at 2 Ton Duc Thang in District 1, Atkins with Aurecon, interiors by HBA and AB Concept, Masterise Homes developing and Marriott operating. The developer calls it the largest Marriott-branded residence project in the world. Two marques share the site — Marriott Residences and JW Marriott Residences — and no source publishes the split, so the register holds one record naming both rather than two with an invented division.
The Ritz-Carlton Residences, Hanoi — 104 flats of 114 to 250 m² at 22–24 Hang Bai, a hundred metres from Hoan Kiem Lake, eight storeys over six basements and no hotel in the building. The developer asks USD 25,000 to 28,000 a square metre, which puts a two-bedroom flat in Hanoi above central Tokyo. Recorded with its date, and with no transaction beside it.
Park Hyatt Residences Phu Quoc publishes what almost nobody publishes: 65 villas on 65 hectares at Bãi Trường, and a rental deal of forty per cent of revenue with a guaranteed annual rent on a three-year commitment, or a thirteen per cent discount instead of the guarantee, with twenty complimentary nights either way. Most resort residences publish that a programme exists; this one publishes the number and makes the choice a priced question.
InterContinental Residences Phu Quoc Long Beach — 115 apartments and five villas inside a 339-room resort on 9.2 hectares, open since August 2018, BIM Land. A condo-hotel, and the record says so: what the buyer holds is a unit in a working hotel, which is a different asset from a villa with a rental option.

Three London records, and the building that had the service without the name
The Peninsula Residences London — 25 flats above the Peninsula's first European hotel at Hyde Park Corner, Hopkins Architects with Peter Marino interiors, more than sixty per cent sold off-market before opening. Two things make it unusual: the tenure is a 150-year lease with Grosvenor still the landlord, not the freehold most branded residences sell, and the operator is the owner — HSH built it, runs the hotel and manages the flats, so nothing here rests on a licence that can lapse.
The Residences at Mandarin Oriental Mayfair — 80 homes and 50 hotel rooms at 22 Hanover Square, Rogers Stirk Harbour + Partners for Clivedale, interiors by Thomas Juul-Hansen. More homes than rooms, which is the shape of the deal: the residents' 25-metre pool and spa are why the hotel exists at that size. The reverse of the register's other London Mandarin Oriental, on the South Bank, where the hotel carries the address.
The Knightsbridge, 199 Knightsbridge — 205 homes around a private garden square, Squire & Partners, completed 2005, and no brand over the door. It has the spa, the valet and the concierge a branded residence sells, reported as provided by Hyatt: a service contract, not a licence, and the difference is what this register exists to state. It set the street's prices six years before One Hyde Park and before Bulgari built next door.
Two corrections made while doing it. Franck Muller Vanguard by London Gate sat in the queue as a United Kingdom name; it is in Dubai Marina and London Gate is the developer's name — a developer's name is not a jurisdiction, and the entry has been moved to the UAE queue. And PR-D-054 Raffles Residences London, held below V0 since intake with no status and no text, is the same building as PR-D-127, The OWO Residences by Raffles. It is withdrawn as a duplicate.

Iberia — six written, two declined, and a brand that does not exist where a list said it did
Portugal and Spain, six records. Viceroy at Ombria — 65 apartments of 70 to 173 m² on a 150-hectare inner-Algarve estate, from EUR 475,000. W Residences Algarve — 83 flats at Sesmarias, Albufeira, with Marriott's own disclaimer that it neither owns nor sells them. The Residences Vale do Lobo — 44 homes inside a 450-hectare estate trading since 1962, and no brand but the estate's own. Four Seasons Private Residences Madrid — 22 flats above seven stitched-together historic buildings at Canalejas, opened 2019 and sold out. SLS Madrid Infantas — 33 flats in a 1920s building, and a hotel brand with no hotel in it. Mandarin Oriental Residences Barcelona — 30 apartments and 4 penthouses by Carlos Ferrater, with a John Pawson penthouse of 6,851 sq ft listed at EUR 40 million.
The Ritz-Carlton Abama does not exist as a residence, and that is the finding. The name sits in the research list; checking it produced a hotel and a separate real-estate division. Arum Group sells plots, Bellevue, Las Atalayas, Las Terrazas and Los Jardines at Abama, and none of them carries the Ritz-Carlton name — the branded-residence arrangements there are managed by My Way Meaningful Hotels. The register declines the name and records why, because a list that says otherwise is the thing a register is for.
El Viso Residences is declined too, on the register's own floor. Fifty homes of 68 to 200 m² on Calle Antonio Pérez by Touza Arquitectos — the same practice as the register's Banyan Tree Padilla record — with a garden, a pool and a BREEAM certificate, and no brand and no claim that the building itself is the argument. A good address is not a landmark, and the register would rather say so than pad the count.
Three places asked of the atlas, singly: Albufeira, Loulé and Almancil or Vale do Lobo. Barcelona and Madrid the atlas already holds, and Passeig de Gràcia is a district it holds too, which is how the Mandarin Oriental record got its line without a request.

The atlas answered thirteen, and answering them found sixteen faults here
Twelve of thirteen places resolve. BA-E-029 and BA-E-031 wrote Houston, Pylos, St George's, The Valley, George Town, Playa del Carmen, Kenmore, Rye, the Loire Valley, Hyde Park and Canela; the Cotswolds turned out to have been held all along under a key with a leading article. Seventeen register records now point at an entry, and ten new PR-P records carry the atlas's own defence of each place rather than the register's paraphrase.
AMAALA is declined, and the decline is on the cards. A place whose only claim is what was built on it does not enter the atlas. Six records at Triple Bay now read, in the line the reader sees, that the atlas looked and declined on 30.09.2026, with the paper cited. The register asked, was refused, and printed the refusal.
Applying the rulings exposed something worse in the register. Sixteen published records carried a place slug from another country — Riviera Maya answering to Doha, Taymouth Castle to Perugia, Costa Navarino to Paris — because intake deep-copies a base record and nobody had cleared the field when the new record's place had no entry. An inherited address is not an address. Cleared, repointed where an entry exists, and now guarded: 341 records resolve and agree on country, 111 hold an address in words and nothing between.
And the atlas had the register's own week. BA-E-030 reports two spellings of one address in the head of every page — a fold written once and applied to the canonical tag but not to the line five below it. The register's version was two folder names for one region. Same fault, same fortnight, two houses. The register has offered back the one check that would have caught either: fail the build if two indexable pages share a title or a description.

AMAALA sells before it opens — and a clinic becomes a residence brand
Five records at Triple Bay, AMAALA, and the pattern in them is the one worth naming: the residences proved a price before the resorts proved international demand. Nammos sold half of its twenty apartments within two weeks of launch; one of the twenty-six Rosewood villas had gone by December 2025; the Four Seasons resort and its twenty-six villas opened on 15 June 2026, the first resort at AMAALA to open at all.
Clinique La Prairie is the find. A Montreux clinic operating since 1931 has licensed its name to residences for the first time in its history — thirteen villas by Heah & Co, from SAR 33.3 million. The register's wellness shelf has held resort operators; a medical institution selling freehold houses is a different proposition and has gone to the Library as one.
Two contradictions recorded rather than resolved. Red Sea Global has published the Nammos entry price twice — SAR 4.5 million in December 2025, SAR 6.25 million now — and its own pages give the Rosewood count as both 26 and 27, the second figure including the Iconic Villa on its private island. And Andar it describes as a collection with named architects on one page and as the non-branded offering on another.
Laheq is not at AMAALA, which is how it is usually described. It is a 400-hectare island at The Red Sea, masterplanned by Foster + Partners for 2028, and the register holds it with eight fields reading not established, because nothing about the residences — count, name, brand, tenure, price — has been published.
And Cambodia enters, on the Marriott and Royal Group signature of 13 August 2026: 119 Ritz-Carlton residences on floors thirty to sixty of a Norodom Boulevard tower, for 2032. Egypt's North Coast gains a fourth record, the world's first Hotel Indigo residences, whose developer publishes in its own words that IHG neither owns nor sells them.

What Google would not hold, and why it was right
Search Console reported 152 pages not indexed against 376 indexed. The cause was the register's own structure. Six countries had two addresses — Asia and Asia-Pacific, Caribbean and Caribbean & Mexico had both been written into the region field over different intake runs, and the generator gives every region a folder. Thailand had four records on one country page and thirteen on another, each with the same title and a canonical tag pointing at itself.
The regions are now four — Asia, Oceania, Caribbean, North America — thirty-five record addresses moved, and every retired address answers a 301 rather than a page. Firm pages naming fewer than two records keep their code and their row and now carry noindex, follow: 396 pages left the crawl surface, and the sitemap fell from 927 addresses to 582, every one of them with something on it.
Eleven records lost with a restarted container — Sofitel Buenos Aires Madero through Fairmont Heritage Place Mayakoba — were rebuilt from the published projects list, with their paragraphs and their source links, and the workbook and the registry agree again.

Palazzo Tornabuoni in Florence is a fifteenth-century Medici palace restored over five years into 38 residences run by Four Seasons — Italy's first private residence club, where members bought one-eighth fractions before 18 whole-ownership homes were released at EUR 1.6 to 5.1 million. The Maybourne Saint-Germain turns the seventeenth-century Îlot Saint-Germain, long the French defence ministry's headquarters, into a 101-key hotel and 23 residences for 2027, drawn by Pierre-Yves Rochon and Laura Gonzalez.
Maybourne calls them the first branded residences in Paris; a design magazine calls the scheme one of the city's first. The register writes both claims and settles neither.

No country given, run 4 — two London estates: a power station and a barracks
Battersea Power Station is a 42-acre, GBP 9 billion regeneration of some 3,400 homes around Giles Gilbert Scott's restored brick cathedral, with Frank Gehry's first British residential buildings — the 308 homes of Prospect Place — and Foster + Partners' roof gardens beside it. One critic states the trade plainly: the restoration was paid for by high-end building, and the affordable housing sits across the road.
Chelsea Barracks is Qatari Diar's rebuilding of twelve and a half acres between Belgravia and Chelsea as 448 homes from GBP 3.3 million, around five acres of public garden. It is held on a single source, and the record says so. Unlike Nuanu in Bali, which the register declined as a district of many developers, both of these are single estates under one master developer, and are written as one record each.

No country given, run 3 — New York's pattern-setter, its slenderest tower, and London's first hotel-less Four Seasons
Three more countryless names, all famous enough that the reports left off where they stand. The Sherry-Netherland of 1927 made the Manhattan template: a hotel converted in 1954–55 into 165 cooperative homes above a 50-room hotel, three years before The Pierre and fifteen before The Carlyle. 111 West 57th Street is the world's slenderest skyscraper, 435 metres holding sixty homes, whose prices ranged from USD 18–57 million at launch to 7.75–66 million at opening.
The queue's third name, Twenty Grosvenor Square in Mayfair, was already held (PR-D-056): the first Four Seasons building with no hotel in it, and the model for the standalone branded residence the register now records from Bangkok to Diriyah. The intake guard refused it a second code; the existing record was given the sources found instead.

No country given, run 2 — three Aman villa collections located
Three of the queue's countryless names were resorts whose villas are sold: Amanpuri on Phuket, where Aman began in 1988 and took in its first private villas; Amanyara on Providenciales, inside an 18,000-acre reserve, with a collection drawn by Olson Kundig; and Amanzoe above Porto Heli in the Peloponnese, Ed Tuttle's colonnaded hilltop, where each villa is built to its owner's brief.
An industry account of Aman's programme makes the point the register keeps having to make: an owner buys a house, freehold or leasehold by site, with the option to let it through the resort — not a right of access to a hotel. Where the sources do not say which villas are built, as at Amanyara, the register records the status as not established.

No country given, run 1 — a report page of Dubai community housing, declined
The research queue's hardest part is 99 names the reports gave without a country. Eight of them came from one page and proved to be the same thing: mainstream community housing. Expo Golf Villas, Fairway Villas, Greenway and Greenspoint are phases of Emaar South by Dubai's airport, from about AED 315,000 to 1.47 million and carrying no brand; South Bay, South Square and The Pulse Beachfront are Dubai South community projects of the same kind.
Wadeem is not residences at all: Modon has sold more than 1,700 serviced plots on Hudayriyat Island in Abu Dhabi, on which buyers build their own villas. All eight are declined with their reasons written; a source showing a brand or a landmark standing reopens any of them.

Found on the way, run 2 — Wadi Safar, a Nobu tower by the Gulf, and Aman's first homes in Indonesia
Aman Residences, Amansamar in Wadi Safar — 34 villas on plots of at least 9,000 square metres, from USD 25 million — is not, as one agent says, Aman's first in the Kingdom: Aman Hegra came earlier. Raffles Residences Diriyah is named in every Diriyah release and described in almost none. Nobu Residences Al Khobar puts the chef's name on one of two towers only.
Aman Villas at Nusa Dua and the villas at Amanjiwo, above Borobudur, answer the question left by Aman's release for Amankila: the brand was already selling homes in Indonesia. With this run the list of projects found on the way is closed.

Found on the way, run 1 — two Dallas towers, and the worst record in the register
Three records that the research queue never named, found while checking names it did. In Dallas, where no Mandarin Oriental residences are being built, two other towers are: The Knox Hotel and Residences, 47 homes of up to 15,000 square feet over an Auberge hotel on the Katy Trail, nearly sold out, and The Residences at The Dallas EDITION, sixty homes over the brand's first Texas hotel, due in 2028.
Mandarin Oriental Residences, Boca Raton is the register's most cautionary record: announced in 2015 for 2017, unfinished in 2026, its hotel in bankruptcy and its 88 homes in a USD 417.7 million foreclosure that names the buyers as defendants. Mandarin Oriental's other Florida project, in West Palm Beach, was already held (PR-D-148) and has been given its architect, designer, address and date.

Thailand, run 2 — a Porsche for collectors, a last beach plot, and the Thai queue closed
Porsche Design Tower Bangkok offers 22 homes, each with a garage-gallery joined by a private lift, at about a million baht a square metre — Thailand's highest — to buyers its developer chooses; it was named in five research reports. InterContinental Residences Hua Hin fills the town's last beachfront plot with nine low buildings holding 238 homes, or 97, depending on the agent. Kempinski Hotel & Residences Khao Yai puts sixty homes beside a national park, a golf course and a private airstrip; Amatara Residences Rayong sells a wellness resort as a freehold estate of villas and condominiums.
With this run every Thai name in the queue has been checked, all eight written as records.

Thailand, run 1 — Bangkok: four towers, and the difference between owning and leasing
Four Bangkok towers show the city's two ways of selling a branded home. The Ritz-Carlton Residences, Bangkok, in Ole Scheeren's pixelated MahaNakhon, sells 209 homes freehold at up to THB 500 million. Four Seasons Private Residences Bangkok at Chao Phraya River — every flat a corner — sells on a 25-year lease over land leased from the Crown Property Bureau, and gives its unit count as 355, 366 or 543. The Residences at Sindhorn Kempinski sells on a 30-year lease in a quarter planned around a park.
Banyan Tree Residences Riverside Bangkok, sixteen metres from the river on its west bank, does not say in any source reached what its buyers hold. Thailand lets foreigners own condominium units freehold within a quota, but not land; the register records each building's tenure only as its sources state it.

Indonesia, run 2 — Anantara twice, and what is not a residence
Anantara Dragon Seseh Bali Resort & Residences is a resort shaped like the Barong, sold by the room — its 'residences' are its hotel keys, from USD 319,000. Anantara Ubud Bali Residences, fifteen villas on stilts over a river valley, is the one Bali record whose developer states the title: renewable leasehold on developer-owned land.
Four names were not written. ELLE Resort & Beach Club sells shares in hotel suites through an offshore vehicle for a fifty-year term, not homes, and has changed operator on the way. Nuanu City is a 44-hectare district holding several residential projects of its own; it goes to the atlas as a place, and its projects can be written one by one. The Luc and The Wylder matched nothing reached. Every Indonesian name in the queue has now been checked.

Indonesia, run 1 — Bali: villas above a new Mandarin Oriental, beside Amankila, and before the W
Mandarin Oriental Residences, Bali is sixty-eight villas on a hill above a resort due in 2027 — a project already taking shape in 2017, sold by a developer whose own site says the hotel group answers for nothing. Aman Residences at Amankila is eleven villas under Mount Agung, described in 2024 as Aman's first homes in Indonesia and in 2025 as its second. The Residences at W Bali – Seminyak are 79 villas that were sold before the hotel beside them was added, and are now let as its largest rooms.
In Indonesia a foreigner cannot hold freehold land, and no source reached for these three says what title the buyers receive; each record states that it is not stated. Bvlgari Residence Bali stays unresolved: every source describes its 59 villas and five mansions as hotel accommodation, and none shows a sale.

United States, run 4 — Boston over the rails, Las Vegas off the Strip, and the American queue closed
The Ritz-Carlton Residences, Boston, South Station Tower sets 166 homes 450 feet above the city's busiest transit hub, finished in autumn 2025 with some of Jeffrey Beers's last interiors. Waldorf Astoria Las Vegas Residences — 225 homes above a hotel with no casino — were Mandarin Oriental residences until the building was sold in 2018; the record carries both brands and the date. The Summit Club, Discovery Land's members' community under Red Rock Canyon, is sized differently by every source, from 555 acres to 600 and from 137 houses to 270.
With this run every American name in the research queue has been checked: eleven written as records, two declined as never built. The queue that remains is mostly names the reports gave without a country.

United States, run 3 — Texas and Nashville, and two towers that were never built
Four Seasons Private Residences Lake Austin is a hillside above the lake that an entrepreneur with no development history spent ten years bringing to market; it was financed with an USD 870 million loan in June 2026, and its acreage and date have both moved since. Four Seasons Hotel and Private Residences Nashville, forty storeys in SoBro, was finished in 2022.
Two Texas names were declined as never built. Conrad Residences Austin, announced as the city's tallest hotel and residential tower, lost its site to a sale listing in September 2023. Mandarin Oriental Residences Dallas has failed twice — Victory Tower, cancelled after work began in 2006, and an Uptown scheme whose lender seized the site in June 2023 while its developer awaited trial for fraud — yet a report of 2025–26 still lists it. A report's listing is where a search begins, not proof that a building exists.

United States, run 2 — Florida: chefs as brands, a stalled tower, and a hotel's shifting counts
Two Miami towers carry restaurateurs' names rather than hoteliers'. Villa Miami, in a cast-bronze frame on the bay, is to be run by Major Food Group, of Carbone — and gives its number of homes as 72 and 64 on the same page. Jean-Georges Miami Tropic Residences is the chef's first building, 48 storeys by Arquitectonica, inland by Midtown.
Legacy Hotel & Residences at Miami Worldcenter sold all 278 of its small homes and then stopped: work halted in March 2024, and in July 2025 its lender filed to foreclose. Four Seasons Hotel and Private Residences Fort Lauderdale, the city's most expensive new condominium, opened four years late in 2022; five sources give it four different room counts.

United States, run 1 — Miami: a supertall, an implosion, and César Pelli's last tower
The American queue opened in Miami. Waldorf Astoria Hotel & Residences Miami, nine glass cubes to a hundred storeys, is the city's first supertall and more than nine-tenths sold — though its address, height, number of homes and completion date each come in two versions, some from within the same article. The Residences at Mandarin Oriental, Miami will rise where the old Mandarin Oriental stood until it was imploded in April 2026; two of its penthouses have already closed at USD 49.9 million each.
Up the beach at Sunny Isles, two finished towers: Residences by Armani/Casa, César Pelli's last building, completed months after his death, and The Ritz-Carlton Residences, Sunny Isles Beach, a droplet by Arquitectonica with no hotel inside. A listing gives the Ritz-Carlton the Armani tower's height, almost certainly by carrying it over; the register records no height rather than a borrowed one.

Saudi Arabia, run 4 — Makkah's towers, a Jeddah creek, and the Saudi queue closed
The last Saudi names. Mövenpick Residences, Hajar Tower — 882 furnished homes facing the Kaaba — and, found beside it, Emaar Residences at the Fairmont Makkah, 316 homes on twelve floors of the Clock Tower itself, both stand on the King Abdulaziz Endowment, and no source says what an owner there holds; the register records the tenure as not established rather than assume freehold. The VUE by YOO Studio in Jeddah is thirty-six homes over the Obhur creek, and its developer and its builder describe towers of different heights.
Fraser Suites Riyadh was declined — ninety-five serviced apartments let by the night and the month, with no sale in any source. With this run every Saudi name in the research queue has been checked. Makkah joins Hegra and Al Khobar on the list of places requested from the atlas.

Saudi Arabia, run 3 — AlUla, Wadi Safar, the Gulf coast, and what a serviced apartment is not
Aman Hegra Residences — thirty homes for sale beside a 42-key Aman at Saudi Arabia's first World Heritage Site — and The Chedi Residences Wadi Safar, twenty villas by Bjarke Ingels around a Greg Norman course, were both announced without dates. The Ritz-Carlton Residences, Al Khobar, by the Gulf, is the third Ritz-Carlton residential project in the region to be marketed as the first, and its developer's page leaves the count blank. DAMAC Towers Riyadh are twin towers of furnished apartments, one by Fendi Casa and one styled on Paramount's films — a name the developer's current page no longer uses.
Three names were not written. Jawharat Al Russeifa is a state housing scheme of 1,035 flats in Makkah, outside the register's scope. Ascott Rafal Residence is let by the night as serviced apartments while its developer calls part of it a branded residential community; no source separates the two, and it stays unresolved. Sakenah Residence matched nothing. Two places, Hegra and Al Khobar, are not yet in the atlas; the records carry their districts in words and the places go to Brilliant Addresses in the next letter.

Saudi Arabia, run 2 — Jeddah's Corniche, and a hotel that is not a home
Three towers on the Jeddah Corniche and a villa town in Riyadh. Four Seasons Private Residences Jeddah at the Corniche — sixty-four homes in two towers joined by bridges eight storeys deep — was announced for 2024 and is now due in 2027. Burj Assila Residences, in the sail-screened tower of Shangri-La's first Saudi hotel, opened in 2022 against a 2018 promise, with nearly every count changed on the way. The DAMAC Residences at Al Jawharah carry Versace Home's interiors on the top ten floors of a tower launched at Harrods in 2011; the register keeps that licence apart from Palazzo Versace.
Etoile by Elie Saab is villas inside ROSHN's state-built Sedra — and the brand's own page about it still carries placeholder text. Mondrian Riyadh Al Malga was declined: its 'residences' are seventy serviced apartments counted among the hotel's 200 keys, and no source reports them sold as homes. And Aqua Raffles Towers, from the same report, is the register's Raffles Residences Jeddah under its former name — Aqua Tower — now Saudi Arabia's tallest residential building.

Saudi Arabia, run 1 — Diriyah, and an empty record filled
The first Saudi run went to Diriyah, the old capital on Riyadh's edge, where the state's developer is building a district of branded homes. The Ritz-Carlton Residences, Diriyah — the first branded residential community in the Kingdom, by its developer's account — sold its first 106 villas before a second release of 59 opened by invitation. Armani Residences Diriyah is fifteen homes; Corinthia Residences Diriyah ten, on thin sources the card names; Four Seasons Private Residences Diriyah is an agreement of January 2026 with a hotel of 159 rooms and residences not yet counted.
The register already held Baccarat Residences Riyadh as a name and nothing more — no developer, no page. Diriyah Company calls its nine Baccarat residences the brand's first in the Kingdom, and Baccarat lists a single project there, 'Riyadh'; the empty record is now Baccarat Residences Diriyah, raised to V0 under its original code rather than issued a new one. The search for it also turned up six sources on Baccarat Residences Saadiyat in Abu Dhabi — seventy-seven homes in two rippling towers by Sou Fujimoto — which the register had held since early September on a single source; the intake guard refused to issue it a second code, and the existing record was raised to V0 instead.

Research intake, run 10 — the UAE queue closed
The last UAE names from the research queue. 25h Heimat is the first residence anywhere under the 25hours hotel name, 338 homes in Downtown Dubai. Address Villas Hillcrest are the first villas under Emaar's own hotel brand, fifty-one houses at Dubai Hills. The Ritz-Carlton Residences, Al Wadi Desert — thirty-five villas in a desert reserve — calls itself the first Ritz-Carlton residences in the UAE, a claim the register's Keturah record also makes.
Waldorf Astoria Residences Ras Al Khaimah holds the emirate's most expensive home, a Sky Palace sold for AED 130 million; its count went from 43 to 38 within 2026. Viewz by Danube carries Aston Martin's name on its furniture, not its towers, and is kept beside The Astera and apart from Aston Martin Residences. Bugatti Villas Dubai, named in a 2019 report, matches no project in any source and predates the only Bugatti residence in Dubai; it stays unresolved rather than joined. And at Bugatti Residences, a penthouse sale of AED 550 million, reported as the highest in the Middle East, is added to that record's sources. Jumeirah Luxury Living remains unresolved. With this run, every UAE name in the queue has been checked.

Research intake, run 9 — a project cut to a fifteenth, a car maker's name used without a licence, and a report that mislocates its own client
Tonino Lamborghini Residences Dubai began in 2017 for handover in 2022, was announced in 2021 as nearly 8,000 homes, and is now 541 in four towers under a new developer, half built; in April 2026 the developer bought back forty-one of its own units. Lamborghini Mansions, forty villas by Emaar at Dubai Hills, is 'inspired by' Automobili Lamborghini in every source and licensed by it in none, so the register records the name without a brand.
Mira Villas designed by Bentley Home sells a Bentley with every mansion, and its prices rose by a third in two years; Bentley Home, the furniture licence, is kept apart from Bentley Residences. SHA Residences Emirates is named 'SHA Residences — Dubai' in Knight Frank's report — but it is in AlJurf, Abu Dhabi, and Knight Frank is its exclusive sales agent; the card says both.

Research intake, run 8 — four finished towers, three of them entered twice
All four of this run's buildings stand finished. The Ritz-Carlton Residences, Business Bay — sixty-six furnished homes on the canal — shares its name with a second Ritz-Carlton Residences at MAG's Keturah resort, which calls itself the first in the UAE; and one broker gives its developer a name no other source knows. SLS Dubai Hotel & Residences stacks 371 homes, 321 hotel apartments and 254 rooms in one tower, and a portal's unit-by-unit breakdown sums exactly to the 371 the others give.
SO/ Uptown Dubai Residences, the top twenty-eight floors of the free zone's own tower, went from 229 homes in a 2020 update to 227 at launch; in 2023 the developer offered buyers a licence and a visa, recorded as an offer, not a rule. Address Residences Dubai Opera opened sales at a VIP evening in December 2015, cheques of AED 500,000 in hand, for handover in July 2020 — and was completed in March 2023.
Three of these four had been entered minutes earlier by a parallel session working in the same files, under codes issued first — PR-D-323, 325 and 327. The register keeps the first codes, withdraws the duplicates (PR-D-328, 329, 331) with a pointer to the survivor, and merges what the second reading added: a different count at the Ritz-Carlton, sixty-six against fifty-four, and an earlier launch at Address Opera, December 2015 against April 2017. A code is now refused to any name or alias the register already holds.
The parallel session also entered two projects this one had not reached. The Ritz-Carlton Residences, Dubai Creekside — Two hundred residences and twelve mansions with yacht berths on the Creek, in a wellness resort — is the namesake at MAG's Keturah resort that run 8 had set aside rather than merge; it now stands as its own record. Safa Two de GRISOGONO — A ruby-themed tower of studios and small apartments, linked by cable car to its twin. Both cards are that session's reading, published under the same rules.

Sources re-read: links restored to nineteen records, and five cards corrected
The sources of intake runs 1 to 4 and the four American records were read again so that each could be linked to the page actually read; nineteen records now carry exact links, a few new sources each, and — where the re-reading showed the card wrong — a correction. Sources whose pages could not be found again stay as text.
Four Seasons Private Residences Los Angeles: the card said the penthouse was asked at USD 75 million and later at USD 50 million; it in fact sold in February 2025 for USD 15 million, as an unbuilt shell, and the later USD 50 million figure was a stale repetition. FIVE Palm Jumeirah Residences: the card said Viceroy left with no reason given; the takeover was contested in the DIFC Courts, which ordered Viceroy reinstated, and then in Los Angeles. Como Residences: the AED 500 million penthouse sale is reported by several outlets, not one, though no Land Department record reaching the register shows it.
The Ritz-Carlton Residences, Georgetown: the address stands at 3150 South Street in five sources against 3100 in one, and the architect itself dates the incinerator to 1932. Burj Binghatti Jacob & Co Residences gains a third height, 595 metres, from the encyclopaedia's own data record; W Residences Al Marjan Island and Four Seasons Private Residences Boston gain the licensors' disclaimers, and Hyde Residences Dubai Hills its interior designer and a second floor count.

Research intake, run 7 — Rosewood arrives, and two brands with namesakes
From this run every source on a record's page is a link to the page actually read. Rosewood Residences Dubai — sixty-three homes and five beach villas beside Rosewood's first hotel in the city — is priced from AED 18.9 million at one broker and AED 28.7 million at another, with a penthouse listed at AED 483.8 million; the card records the listing as an asking figure, not a sale.
Two brands in this run have namesakes. The St. Regis Residences, Downtown Dubai — two art-deco towers by the Opera — shares its name with a second Emaar St. Regis building on Financial Center Road, and one portal merges them; the brokers' 'two 40-storey towers' cannot be the developer's towers of 262 and 171 metres. W Residences at Dubai Harbour, over 400 homes around a 200-metre pool, is not Dar Al Arkan's W Residences Dubai-Downtown; its own completion year is 2027 in Arada's announcement and 2028 in the encyclopaedia's account of what Arada said.

Research intake, run 6 — a museum as a brand, and a palace on the auction block
ORLA, Foster + Partners' ninety-one residences at the apex of the Palm, has its height, count and handover each published two or three ways, and one broker's entry price of AED 72 million for a two-bedroom sits beside two others near AED 18–20 million; a second building, ORLA Infinity, is held within the record until a second source establishes it. Louvre Abu Dhabi Residences are the first homes to carry a museum's name — owners' membership is free entry to the Louvre next door — and add a licensor the register had not held: after a football club and a beach club, a museum.
Mandarin Oriental Residences on Saadiyat, 226 furnished homes by Bjarke Ingels, came with two brokers' errors now on the card rather than in it: a residency claim placed in the wrong emirate, and a price of AED 0.00. Palazzo Versace Dubai took eight years to build and has been on the auction block since 2024, its asking price falling from about AED 1.4 billion to a base bid of AED 600 million. Saadiyat Grove, named in the same reports, is an AED 8 billion master community, not a development; it is declined with that reason, and its branded component, the Louvre residences, is held on its own.

Research intake, run 5 — a count that fell, a name used twice, and a price given twice on one page
SLS Residences The Palm is Ennismore's first building with no hotel in it — 113 homes across the Palm's West Crescent — and a research platform gives its launch price as AED 7 million and, lower on the same page, AED 9 million. Kempinski Marina Residences lost thirty-six homes between the brand's announcement in February 2024 (453) and the sales launch in May (417), and its completion slipped a year in the same three months; the sales agent's claim of AED 1 billion sold in 48 hours is recorded as the agent's.
Vida Residences Hillside shares its name with an earlier Emaar Vida building in the same community, and brokers mix the two; the register holds only Hillside and sets the other's figures aside. DAMAC Maison Privé is furnished hotel apartments in twin towers on the canal, run by the developer's own hotel brand, at about AED 1.27 million a sale — recorded with its prices so it is not mistaken for a trophy address. One source gives it six units, plainly an error, and says so on the card.

Research intake, run 4 — a members-only estate, a studio tower, a relaunch, and a name that is not a project
Two ends of the branded market in one run. Discovery Dunes, in Dubai South, admits only owners and only by invitation — 340 homes and plots from USD 7.5 million to about USD 50 million around a Tom Fazio course. Its own leading source gives 198 villas and 132 apartments, which make 330, not 340; two of the others are sponsored content, and the card says so. Fashionz by Danube is 790 furnished studios and apartments from AED 850,000 under the FashionTV name, with a third of the price due after the keys; its completion is published four ways.
Kempinski Residences The Creek began in 2017 as La Reserve Residences and took the Kempinski name in 2022 — a brand arriving at a building already rising; its count is 276, 280 or 285. The name Jumeirah Luxury Living from Knight Frank's Dubai report turned out to name no single project and stays in the queue unresolved; the search for it found Jumeirah Residences Asora Bay, thirty-five homes terraced down to a private beach at La Mer, added on its own sources and not pinned on the name it was found beside.

Research intake, run 3 — three more, and one declined
Three more names from the Dubai and global reports were checked and written; a fourth was declined. Hyde Residences Dubai Hills, the first lifestyle-branded building in its community, has its handover published six ways across seven sources in a year, and carries the brand owner's disclaimer: Accor states it neither owns, develops nor sells the residences its brands appear on. Beachgate by Address is Emaar's second Address tower on its own beachfront — 37 storeys in three sources, 45 in one, and sold out by one broker's account.
W Residences Al Marjan Island, 202 homes beside a W hotel in Ras Al Khaimah, faces the USD 5.1 billion Wynn resort due in 2027; its completion moved a full year between listings, and its developer's name differs between a page's text and its web address. Ciel, in Dubai Marina, was declined: it is an all-hotel tower of 1,004 keys, the world's tallest hotel, sold to investors as hotel rooms, not homes. Its height is 377 metres to its owner and brand, 365 to one research platform and 357 to one trade title.

Four names from the Dubai reports, each checked against independent sources and written the same day. FIVE Palm Jumeirah opened on 31 March 2017 as a Viceroy and was taken back by its owner within three months; the departure is kept on the record rather than lost in the renaming. Address Residences The Bay is Emaar's own brand on Emaar's own beachfront; its entry price is published four ways and its completion three, and no source gives how many homes it holds.
Como Residences, Nakheel's 300-metre tower on the Palm, carries the run's loudest disagreement: one research platform reports the penthouse sold for AED 500 million, a brokerage lists it at up to AED 250 million. Neither is a registered transaction, and the card says so. The Library holds COMO Hotels and Resorts; nothing connects that group to this tower, and the record carries no brand. Karl Lagerfeld Villas in Meydan — fifty-one villas each laid out around a runway — is by the sources' count the brand's third residential project, and the register already holds one of the others, in Marbella.

Armani Beach Residences is the first residential building Giorgio Armani and Tadao Ando have made together, fifty-three homes on the Palm's outer crescent. AVA is seventeen full-floor residences beside One at Palm Jumeirah, with its height, its start and its handover each published more than one way.
Burj Binghatti and Franck Muller Aeternitas claim the same title from different heights: the first, 557 metres, the tallest residential building in the world; the second, 450 metres, the tallest branded residential tower. Aeternitas is a stalled tower revived under a watchmaker's name; Burj Binghatti's height, floor count and schedule vary by source, and a July 2026 headline speaks of a final decision still to come. One card first cited the wrong report for its project — the page had crossed over from its neighbour — and was corrected before publication.

Research: thirty-one reports catalogued, three hundred and eighteen names read
Thirty-one branded-residence reports — Savills, Knight Frank, C9 Hotelworks, HVS, JLL, REIDIN, Graham Associates, Gokstad; 444 pages from 2014 to 2026 — are now a section of the site, Research. The register catalogues them as sources and links to each publisher's own copy; it does not republish them.
The projects the reports name were read against the register. Thirty-five carry the same name as a record; fifteen more are records held under another name — Bulgari Resort & Residences Dubai is spelled Bvlgari here, Six Senses Grenada is Six Senses La Sagesse — confirmed against brand, city and district, because brand alone matched Four Seasons Nashville to The Surf Club. The rest form an intake queue by country. A place in the queue is not a finding that the register lacks the project.

Four American records written: Washington, Georgetown, Boston, Los Angeles
The Ritz-Carlton's West End building in Washington — a hotel and two residential towers on one block, 2000 — is given as 161 and 162 homes, and its club under three names from three operators. Georgetown, from the same 1998 franchise deal, turned out to be a separate development: twenty-eight homes in a converted incinerator whose smokestack became a dining room, now its own record, with its address, its building date and its developer each published two ways.
Henry N. Cobb's One Dalton in Boston opened in May 2019 with 160 residences above a Four Seasons; six years on, the developer still held about eighteen. In Los Angeles, Four Seasons' first standalone residences in North America: its penthouse was shown at USD 75 million in 2022 and asked USD 50 million in 2025 — recorded as two figures with two dates, not as a reduction.

Investment migration: the rule and the facts it turns on
The register swept every jurisdiction where buying a residence can bear on a passport or a residence permit — the Caribbean citizenship programmes, Türkiye, Egypt, the Gulf, the European golden visas and their closures — and first recorded a verdict on each development. The House ruled against the verdict: eligibility attaches to a sale, not to a building, and the register is not immigration counsel. A development in Limassol conferred residence on its first buyers and confers nothing on the next.
So each jurisdiction's rule now lives once, on its country page and on Investment migration, with the date it was checked and where the sources disagree; each record carries only the facts the rule turns on — entry price, seller, first sale, fractional sale, construction status — each dated and sourced. Forty-two rules are filed. The reader adds them up.
