Mandarin Oriental Residences Barcelona
Passeig de Gràcia 111, where the avenue meets the Diagonal. Thirty-four residences in a twenty-storey tower that was an office building — and the card that found a fault in eighty-eight others.
Thirty-four residences, and the operator says so itself. Mandarin Oriental's own development fact sheet gives “34 luxurious Residences” in one tower at “a prime location at the intersection of Passeig de Gràcia and Avinguda Diagonal”, created by redeveloping an existing office building owned by KKH Property Investors — a joint venture of KKH Capital Group and Perella Weinberg Real Estate Fund II LP. OAB, Carlos Ferrater's Barcelona studio, is “appointed as lead architect”; interiors are by MUZA Lab of London. Barcelona appears on the operator's residences portfolio among the residences in operation, which is how the register knows the building is finished: the fact sheet still gives completion as 2020.
Thirty-four is the same number the register already held, arrived at from the other end. The card was written from an industry report giving thirty apartments and four penthouses. The operator gives thirty-four and does not break them down. Two sources counting differently and agreeing exactly is the strongest state a figure reaches in this register — and it is worth saying that the register got there first from the weaker source, and only has the stronger one because somebody asked a question about this card.
That question was about the manager, and the manager is now answered by the party entitled to answer it. For five weeks this record published Banyan Tree as the managing company. It had been copied from another record at intake, with a club membership and a rental programme of three-bedroom villas, on an apartment building in the Eixample. A reader asked why. The field was withdrawn, and seventy-six more like it on eighty-seven other records — and withdrawing a field is not the same as answering it. The operator's fact sheet states an agreement to brand and manage the residences. The manager is Mandarin Oriental, said by Mandarin Oriental, and the field reads that way today for the first time.
The price is an agent's and is recorded as one. Savills, through Global New Homes, lists 176 to 436 square metres, two to four bedrooms, and EUR 4,250,000 to EUR 26,000,000, read 15 October 2026. The register's earlier figure — the Grand Penthouse at EUR 40 million, reported as the most expensive property listed in the city — is carried beside it with its own date rather than replaced, because the two are different moments and possibly different listings, and the register has not seen the second one. The agent also calls these “Mandarin Oriental's first standalone residences”. The register does not publish that claim: it is an agent's, the operator makes no such statement, and a first of that kind would have to be tested against twenty-one other Mandarin Oriental addresses.
And the amenity that is not a club. The operator names a private serviced lobby, a club lounge, meeting and entertaining rooms, fitness facilities, a spa suite, and a footbridge to a recreation deck and pool. It names no membership, and the register's club field now says so instead of saying that membership conveys with the residence — which is what it said yesterday, about a building where there is no club to belong to.
Who it is not for
Not for a buyer who wants the operator's price: the only figures published are an agent's, and the register's highest recorded figure is a press report of a listing it has not seen. Not for anyone who wants a resort product — this is thirty-four apartments on a city avenue, with a lounge and a spa suite and no club.

15.10.2026 · A rule written yesterday was already contradicted by five of the register’s own published cards
And the card that started all of this was re-read at its operator. Mandarin Oriental Residences Barcelona published Banyan Tree as its manager for five weeks; yesterday the field was withdrawn as inherited, with 240 others. Withdrawing a field is not answering it. The operator’s own development fact sheet gives 34 residences — exactly the thirty apartments and four penthouses the register already held from an industry source, two counts arrived at from opposite ends and agreeing to the unit — the tower at the corner of Passeig de Gràcia and the Diagonal, OAB as lead architect, MUZA Lab inside, and an agreement to brand and manage the residences. The manager is Mandarin Oriental, said by Mandarin Oriental.
