Four Seasons Private Residences Mauritius at Anahita
Beau Champ, Mauritius. Four Seasons. Forty-five villas, sold out — and the law that allowed them written into the developer's name.
The scheme is in the company's name. The developer is Anahita IRS Forty Ltd, and IRS is the Integrated Resort Scheme, introduced in 2002: land of at least ten hectares, and a permanent residence permit bundled with the purchase. In Mauritius a foreigner may buy a home only inside an approved scheme, so the scheme is not a regulatory detail behind the product. It is the product, and here it is on the letterhead.
Forty-five private residence villas at Beau Champ on the east coast, opened in 2008 and now sold out. Four-bedroom Premium, Garden and Grand Residence Villas with infinity pools and roof terraces; a Royal Residence Villa with its own beachfront and a boat jetty. The register does not read a jetty as a berth right, and records none.
The register already held a Mauritian record — the wrong one. A correspondent recalled Four Seasons as the island project the register was likely to hold. It held One&Only Le Saint Géran, and not this. Memory and the file disagreed, and the file was right — the same lesson as the Portonovi berth, arriving from the reader's side this time.
Who it is not for
Not for a buyer: sold out, with resales only through the operator. Not for anyone reading the jetty as a mooring right — none is recorded.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
