Meliá Sol y Nieve

Three hundred metres from The Mountains, the same model and far older: a hotel of two hundred and six rooms whose owner is a community of owners of its rooms.

Editorial entry · sources recorded · property confirmation pending

The entity's own name is the finding. The owner of this hotel is registered as “Comunidad de Propietarios Meliá Sol y Nieve”, and the company database's fuller name for it reads Comunidad de Propietarios de Habitaciones del Hotel Sol y Nieve de Monachil — a community of owners of the rooms, with Meliá as the single operator. The Junta de Andalucía's own tourism portal gives the hotel 206 rooms: “108 doubles, 28 superior doubles, 34 triples, 31 quadruples, 4 junior suites and one large suite”, at Pradollano in Monachil.

So the condo-hotel in Pradollano is not new and The Mountains is not the first. Two buildings in one plaza, the same legal skeleton — individually owned accommodation units run as one establishment under article 41's unidad de explotación — and this one long predates the project the register came looking for. The register's own inventory line is empty here, because no source states how many of the 206 rooms are separately owned, and a room count is not an ownership count.

What the register has not read is the registry. The condominium structure rests on the entity's name in a company database and on the trade press, not on a nota marginal at the Registro de la Propiedad or an entry in the Andalusian tourism register — neither of which is reachable. The Junta's page gives the rooms and no category, no address and no RTA number. A name that describes a structure is strong evidence of it and is not the instrument.

The national scale of this model is old and uncounted. The only census anyone cites is DBK's: nineteen condominium establishments and about 5,035 rooms at the end of 2007, more than half of them in Andalusia. Nothing current exists. Andalusia is where Spain's condo-hotels are, Sierra Nevada is where two of them stand in sight of each other, and the register now holds both.

Not for a buyer looking for a product: the register found no current sales offering here, only an ownership structure. Not for anyone who needs the structure proved — it rests on the owning entity's name, not on the Land Registry.

In the journal

26.10.2026 · A three-star hotel in a ski station sells its own rooms, and an article of Andalusian law says why the owner gets sixty nights.

And it is not one scheme but three, in one square. Three hundred metres away, Meliá Sol y Nieve is owned by an entity registered as Comunidad de Propietarios de Habitaciones del Hotel Sol y Nieve de Monachil — a community of owners of the rooms, 206 of them. Arttysur Lux Village sells thirty-six hotel-apartments for 2028 under the same sixty-day ceiling. Two unrelated projects landing on exactly sixty is how the register found the statute.

Investment migration — the facts the rule turns on

The rule for Spain: Closed to property — checked 24.09.2026.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
