El Bulto
A twenty-three-storey Zaha Hadid tower in Málaga where a third of the two hundred and thirty-three homes are publicly protected — the only such record the register holds.
Two hundred and thirty-three homes, and eighty of them are not for sale on the open market. The approved scheme is 153 free-market homes in a 23-storey tower plus 80 VPO — vivienda de protección oficial, publicly protected housing — in two further buildings. The register has no other record where protected housing sits inside the same development as the landmark product, and the eligibility field says plainly that those eighty are allocated under public rules.
Zaha Hadid Architects is the only name attached, which makes this a landmark record and not a branded one. No hotel, no operator, no marque. The register's landmark shelf exists for exactly this: a building whose claim is its architecture. Final municipal approval is in place, with a 25-month execution in two phases, urbanisation charges of about EUR 6.5m and the land valued at EUR 2.65m.
The free-market count has already moved once in public. An earlier figure of 179 free-market homes was published in February 2025 against the 153 in the approved scheme. Both are printed, because a count that changed between a proposal and an approval is a fact about the project rather than an error to tidy away.
The developer connects this record to five others in this sweep. Euro Andalucía Eventos is linked to Sierra Blanca Estates — the counterparty behind Dolce&Gabbana, Armani, FENDI Casa and KARL LAGERFELD in Marbella and a partner in the Las Dunas scheme. Six of the sixteen records written in this sweep touch one developer.
Not for a buyer looking at the whole building: eighty of the two hundred and thirty-three homes are protected housing and are not sold on the open market. Not for anyone expecting hotel service — there is no hotel and no operator.

A reader sent a link and said: look, there are residences in the Spanish mountains. There are — and the hotel is selling its own rooms. The Mountains at Pradollano: “You buy a hotel room and at the same time you sign a lease contract with the hotel.” Thirty-seven rooms with independent Land Registry entries, from EUR 257,000, and owner use capped at 30 nights a year or 60.
Investment migration — the facts the rule turns on
The rule for Spain: Closed to property — checked 24.09.2026.
The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
